The measurement that matters

How much of the room gets heated?

Electric floor heating goes under the open floor only. It does not run under a vanity, under kitchen cabinets, under a toilet flange or under a tub, because trapping cable beneath a fixed object is both wasteful and a way to cook the element. That means the heated area of a real bathroom or kitchen commonly lands somewhere around sixty to eighty percent of the room’s footprint. A five by eight bathroom is forty square feet on paper, and after the vanity, the toilet and the tub surround it may be closer to twenty five. Quote the forty and the number is wrong by more than a third. This is the single most common budgeting mistake on a heated floor, and it is entirely avoidable: we draw the layout, subtract the fixtures, and price the mat off what is left.

What a heated floor quote should list

Thermostat and circuit as separate lines

A floor heating thermostat and the dedicated circuit it needs are not part of a per square foot floor rate. They are their own items, they are quoted by the electrician, and a quote that does not show them has not finished pricing the job.

The finish floor that sits on it

Porcelain tile is the usual partner and runs $10 to $20 per square foot supplied and installed in Toronto, with tile labour alone at $8 to $15. Whether that sits inside the heated floor number or beside it is the difference between the two price bases below.

How a heated floor job runs

Draw the heated area

Room measured, fixtures marked, mat layout drawn around them. You get a heated square footage before you get a price, and the two are shown together.

Confirm the electrical

The licensed electrician confirms panel capacity and the dedicated circuit, and quotes the thermostat and connection. We do not price electrical work we are not licensed to do.

Prepare and lay the element

Old covering out, deck cleaned and brought into flatness tolerance, mat or cable set out to the drawing, sensor placed between runs, and resistance tested before anything covers it.

Tile, connect and commission

Thinset and tile go over the element, the electrician makes the connection, then the system is tested and the thermostat set up with you standing there.

Who is doing the electrical

We install the element and the sensor. A licensed electrician makes the connection to the panel and commissions the thermostat. Ontario has no flooring trade licence, and we are not going to pretend that covers electrical work. The electrician's scope is named on your quote so you know exactly who is responsible for which half.

Whether the element gets tested before it is buried

Resistance is checked when the mat comes out of the box, again once it is laid, and again before tile goes over it. A break found under thinset is a demolition job. A break found on the roll is a warranty exchange.

What the building allows if you are in a condo

A heated floor in a tower is still a hard surface floor going into a unit with rules attached. Boards commonly want product data sheets, an underlayment specification, a certificate of insurance and a WSIB clearance before they approve, and rules take effect thirty days after notice to owners, so the version in your old status certificate may not be current. We pull the current rules before anything is ordered.

Which heated floor price are you being quoted?

There are two numbers circulating for heated floors in this city and they describe different jobs. The first is the heating system alone at roughly $8 to $15 per square foot, which breaks down into about $5 to $10 for the mat or cable and $3 to $5 for the labour to set it out. The second is $22 to $40 per square foot for the heating system bundled with the finish floor and the electrical work.

Neither is wrong. The gap is scope, and it is mostly tile. Porcelain supplied and installed in Toronto runs $10 to $20 per square foot on its own, so a bundle that carries tile plus an electrician’s connection plus the mat lands where it lands.

Both figures come from single sources rather than a broad consensus, which is why we treat them as indicative and quote your actual job rather than reading off a rate card. What we will always do is state which basis a number sits on, because comparing an eight dollar quote against a thirty dollar quote without that context is how people conclude one contractor is gouging them.

Which rooms should get a heated floor?

Bathrooms first. The floor is tile, tile is cold, the room is small, and the heated area after fixtures is small enough that the total stays modest. This is the job that makes people glad they did it.

Kitchens second, with a caveat: subtract the island and the perimeter cabinet runs and the heated area shrinks a long way. It still works, but the ratio of thermostat and circuit cost to heated square footage gets worse as the room gets more built in.

Basements third, and here the slab matters more than the mat. A below-grade slab needs to be tested and, depending on the assembly, insulated, or a good share of the heat goes down into the ground instead of up into the room. That is a conversation we would rather have before the mat is ordered.

Entryways and mudrooms are the quiet one. A heated tile floor at the door in a Toronto February dries boots and melts the salt slush that otherwise sits against your hardwood transition all winter.

Who wires a heated floor, and who tiles it?

We set out the element, place the sensor between cable runs so it reads the floor and not the cable, protect the leads, and test resistance at three points in the process. We tile over it and we commission the system with you.

The connection to the panel, the dedicated circuit and the thermostat wiring are a licensed electrician’s work. Ontario does not licence flooring contractors, and the absence of a licence in our trade is not permission to do work that does need one in another. Their scope and their number appear on your quote as their own lines, so you can see what you are paying each party for.

Heated floor questions

Why is my heated floor quote based on less area than my room?

Because the mat only goes where the floor is open. Cabinets, vanities, the toilet footprint and the tub all come out of the heated area, and the remainder is commonly somewhere around sixty to eighty percent of the room. That is not a contractor shaving the scope, it is how electric floor heating is installed. The useful consequence is that your budget is smaller than a room-area calculation suggested. The dangerous consequence is that a quote priced on room area is priced on a quantity of product that will not fit.

Why do two heated floor quotes differ by three times?

Almost always because they are pricing different scopes. In Toronto the heating system on its own runs about $8 to $15 per square foot, made up of roughly $5 to $10 in mat or cable and $3 to $5 in labour. A bundled quote that includes the finish floor and the electrical work runs about $22 to $40 per square foot. Both numbers are real and they are not in conflict. Ask which one you are holding before you compare them, and ask whether tile is inside or outside the figure.

Does the heated floor go under the tile or under the subfloor?

Under the tile. The element sits on the prepared deck and the thinset and tile go directly over it, which is what puts the heat close to the surface and makes the floor respond in a reasonable time. That also means the deck has to be flat and sound before the mat goes down, because anything you can feel through the tile is now permanent. Where the deck needs work first, leveling at $2 to $4 per square foot gets quoted as its own line.

Can a heated floor be the only heat in the room?

Treat it as comfort heat and size the rest of the system accordingly. Toronto runs a long heating season, roughly four thousand degree days below eighteen degrees at Pearson on the 1981 to 2010 normals, and an electric floor mat sized to a bathroom is not designed against that load. We will not promise you can turn off a radiator, and any contractor who does should be asked to show the heat loss calculation behind it.
