Two generations

Your Brampton subdivision decides what is under the floor

Bramalea was developed in the 1950s immediately east of the Town of Brampton and was Canada’s first satellite community developed by one of the country’s largest real estate developers, laid out with planned parkland trails and shopping centres. Springdale’s development began in 1991. Those two dates bracket an enormous change in how a floor is built underneath, from board and early panel decking to panel decking on engineered framing. The finished rooms can look similar. What is under them is not. So the question we ask on the phone is the year, not the street, and the question we answer on site is what the deck will hold. A fastening method chosen from a photograph is a guess, and a guess in a floor shows up as a squeak within a year.

What the deck is made of

Boards, plywood or oriented strand board, because all three take a fastener differently. Oriented strand board has to be thicker than plywood to give the same grip, and manufacturer minimums are stricter than Code minimums at sixteen-inch joist spacing.

What is coming out first

Carpet, laminate and vinyl removal with disposal runs $1 to $3 per square foot, and ceramic or porcelain tile removal around $4. It goes on the quote as a line rather than being folded into a per-square-foot price that looks lower than it is.

What the contract has to say

Ontario requires a written contract over $50 carrying nine specific items, and where an estimate has been given the charge cannot exceed it by more than ten percent without your signed authorisation. Ours says all of it on the page.

Brampton was incorporated as a village in 1853, a town in 1873 and a city in 1974 through the amalgamation of the surrounding townships and communities, which is why one municipal name now covers housing from several different building eras. It is the ninth most populous municipality in Canada with 656,480 residents at the 2021 census, and it grew 10.6 percent between 2016 and 2021, the fastest growth among Canada’s largest twenty-five municipalities, at a density of 2,469 people per square kilometre. Bramalea sits immediately east of the original town, Springdale to the north from 1991 onward, with Heart Lake and Mount Pleasant among the other communities. A contract signed in your home is a direct agreement with a ten-day cancellation window that starts when you receive the written copy, and refunds are due within fifteen days of the notice. We tell you this rather than waiting for you to find it.

The deck under Brampton's 1950s satellite community

Bramalea was developed in the 1950s immediately east of the Town of Brampton, and it holds a specific place in Canadian housing history: it was the country’s first satellite community developed by one of its largest real estate developers, planned as a whole with parkland trails and shopping centres rather than grown street by street.

That history is useful on a flooring job for one reason. A community built in one push in one decade tends to share its construction methods, and the 1950s sit on the older side of the shift from board decking to panel decking. So when we go into Bramalea we arrive expecting to check whether the deck is boards or early panel, whether anything has worked loose from the joists, and whether the thickness under us suits the fastener we were planning to use.

We check rather than state. The date of a neighbourhood tells us what to look for. It does not tell us what is under your particular floor, and anyone who quotes you a fastening method over the phone is guessing about the one part of the job that decides whether the floor lasts.

Brampton kept growing after Springdale started in 1991

Springdale’s development began in 1991, four decades after Bramalea. Brampton became a city in 1974 by amalgamating the surrounding townships and communities, and it has kept growing hard since: 656,480 residents at the 2021 census, ninth largest municipality in Canada, up 10.6 percent from 2016, the fastest growth of Canada’s twenty-five largest.

The practical consequence is that a single city name now covers floors built by two different sets of conventions. Newer construction gives us panel decking on engineered framing, and the governing questions become panel thickness against joist spacing, and flatness. Mechanically fastened floors tolerate around a quarter inch over ten feet, glue-down three sixteenths over the same span, so the flatness reading can decide the product before anyone’s preference does.

None of that makes one half of Brampton harder than the other. It makes them different surveys, and a quote that does not know which one it is looking at is a quote with a prep line waiting to appear later.

What do you look for under a Bramalea floor?

What the deck is made of and whether it still holds a fastener. Bramalea was developed in the 1950s as Canada's first developer-built satellite community, which puts it on the older side of the change to panel decking, so we open a small area rather than assume. If it is board decking, any board that moves gets refastened to the joists before new flooring goes over it, and boards wider than six inches or laid square to the joists get flagged. If it is early panel, we measure the thickness against the joist spacing. Either answer changes the prep line on the quote, and prep is where a cheap quote usually hides.

My house was built after 1991. Why are you still opening the floor?

Because Springdale-era decking still varies, and the thickness is invisible from above. Panel subfloor has to get thicker as joist bays widen, and oriented strand board needs more thickness than plywood for the same fastener grip. The minimums used by flooring manufacturers are stricter than the Ontario Building Code minimums at sixteen-inch spacing, so a deck can be perfectly legal and still sit outside the warranty of the floor you are about to buy. Ten minutes and one small opening tells us which of the two numbers you clear, and whether an overlay belongs on the quote.

Springdale or Bramalea, which one costs more to floor?

Neither by default, because our rates do not change by neighbourhood. What changes the number is prep. Older stock more often needs boards refastened and levelling, which runs $2 to $4 per square foot with subfloor repair at $1 to $4. Newer stock more often needs nothing under the finish floor but can need an overlay where the panel is thin for the spacing. The material choice usually moves the price more than either: laminate runs $3 to $8 per square foot supplied and installed, vinyl plank $5 to $11, engineered hardwood $8 to $16 and solid hardwood $9 to $18. We quote the prep separately so you can see which part is the house and which part is the floor.
