What to tell us

The fastest route to an accurate number is a short description of the symptom rather than the solution. “The hallway squeaks near the stairs and it got worse this winter” tells us more than “I need new floors”, because the first one points at a loose subfloor board and a humidity swing and the second one could mean six different jobs.

Useful things to mention: the approximate age of the building, whether it is a house, a low-rise or a tower, whether there is a basement or a slab under the room, whether the existing floor is staying or going, and whether anything has ever leaked in that room.

If you are in a condo

Send the corporation’s current flooring rules before we quote. Those rules, not the Ontario Building Code, set the impact rating your floor assembly has to meet, and the requirement applies to the whole assembly rather than to the plank alone, which is why an attached pad on a laminate often does not satisfy it. Boards commonly want an underlay specification, product data sheets, a certificate of commercial general liability insurance, a WSIB clearance and a completed renovation application before they approve anything. We prepare that package as part of the job.

If it is a repair

Photographs help more than descriptions. A wide shot of the room, a close-up of the damage, and one taken at a floor vent or a doorway where the edge of a board is visible. That last one usually shows us how much wear layer is left, which is the difference between a refinish and a replacement and therefore the difference between a few thousand dollars and rather more.

What should I have ready?

Rough square footage, the building type, and what the floor is doing now. If you are in a condo, the corporation's current flooring rules, not the copy in your status certificate, because rules can change on thirty days' notice to owners. If you have a warranty claim on an existing floor, the original invoice and the product name.

Do you charge for the visit?

No. The site visit, the subfloor survey, the slab moisture test and the written quote are free. There is no call-out fee and no feasibility charge.

How fast can you start?

On a house, usually within a couple of weeks of the quote being accepted, depending on material lead times and how much subfloor preparation the job needs. On a condo, add one to four weeks for board approval before anything can be scheduled, plus the elevator booking window your building requires.

Can you come out for an emergency?

For active water damage, deal with the water first and call a restoration company. We assess flooring damage after the leak is controlled and the area has started drying, because a moisture reading taken while water is still moving tells nobody anything useful.
